Lawrence Park South

Lawrence Park South is the wealthiest community in Toronto, with a median family income 156% higher than Toronto Average. It is home to doctors, lawyers, investment bankers, and corporate executives.

Community Overview

The boundary of Lawrence Park South runs from Avenue Road on the west to Lawrence Avenue on the North, St Ives Ave on the east, and Blythwood Road, Briar Hill Avenue, and Eglinton Avenue on the south. The community encompasses three neighborhoods: Lytton Park, Lawrence Park, and Allenby.

1. Housing:

Over 70% of residential real estate in Lawrence Park South are detached homes built prior 1960s. Many initial housings were developed between 1890 and 1945, including architectural styles of English Cottage, Tudor, Georgian, Colonial, Victorian, and American Foursquare. The Northeast part of the community centered around Mount Pleasant Road presents many homes on premium-size lots, with typical 50 feet frontage and some even as wide as 60 to 80 feet. Lytton Park has a better mix of smaller and larger detached houses with lot frontage ranging from 25 feet to 50 feet. And homes in Allenby are more standard, with lot frontage between 25 to 35 feet, and have either mutual or shared driveways. Many elder homes have been torn down and transformed into multi-million dollar modern homes in recent years. Besides detached houses, there are numerous semi-detached houses, duplexes, townhomes, and a small number of condo apartments, rental properties, and retirement residences at Lawrence Park South. About 30% of the residents are tenants living in the area.

From MLS listings, in the past 90 days, Lawrence Park South Toronto sold 30 detached houses on average of $3,217,900; 4 Attached town home, Semi-detached and Link houses on average of $1,725,634; 17 condos on average of $1,354,106.

2. Demographic:

About 17% of the Lawrence Park South community population is a visible minority. Nearly 78% of the residents are of European Origins, and 10% are of East and Southeast Asian Origins. British Isles origins, English, Scottish, Canadian, Irish and German are top ethnic origins. The top birthplaces of all immigrants are the UK, the US, and China. Also, the west side of Avenue Road is concentrated with a large Jewish population. And last but not least, a higher proportion of the residents have a bachelor's degree and above.

3. Transportation:

Roughly 32% of residents travel by public transit. Numerous buses run through the community and have bus stops along Yonge Street, Avenue Road, Eglinton Avenue, and Lawrence Avenue. Located at the center north of the community, Lawrence subway station connects the central transit system to downtown Toronto. The south section of Lawrence Park South is also very close to Eglinton Subway. Furthermore, Eglinton Crosstown LRT has two stations on Eglinton Avenue, curtailing the commute duration to other parts of the city. For Car commuters, driving to downtown Toronto will take less than 15 minutes via Yonge Street or Avenue Road.

4. Recreation:

The lush forest cuts through the north section of the community and presents residents with several walking trails along Burke Brook. The most attractive one will be the Northern Ravines and Gardens Trail, a 4.8km hiking trail connecting Alexander Muir Gardens at Yonge Street and Sherwood Park at Bayview Avenue. For bowling lovers, Lawrence Park Lawn Bowling & Croquet Club is a private members-only Bowling & Croquet club located just east of Alexander Muir Memorial Gardens. Right beside the Bowling club are tennis courts operated by Lawrence Tennis Club. Another Bowling & Croquet Club with a tennis club is located at Avenue Road and Lytton Blvd.

5. Shopping:

Lawrence Park South is close to the core of Midtown Toronto. The most significant commercial real estate is along Yonge Street and Eglinton Avenue. The Yonge Eglinton Center is an indoor shopping mall that is anchored by Metro, Cineplex, and Toys R US. Along Yonge Street or Eglinton Avenue, shoppers can also find many distinctive restaurants, antique shops, and specialty stores.

6. Schools:

Lawrence Park North is home to the famous private girls' boarding school, Havergal College. Located at Avenue Road and Lawrence Avenue and founded in 1894, Havergal College accepts female students from JK to grade 12.

Four public elementary schools serve students from JK to grade 6. East of Yonge Street belongs to the school zone of Blythwood Junior Public School and Bedford Park Public School. John Ross Robertson Junior Public School and Allenby Junior Public School admit students living in Lytton Park and Allenby area. These four Schools rank very high in academic performance and are top-rated schools for families with young children.

Bedford Park Public School and Glenview Senior Public School accept students from Grades 7 and 8. Furthermore, catholic families also have options to study at Blessed Sacrament Catholic School or Our Lady of the Assumption Catholic School.

High school students living north of the community will attend Lawrence Park Collegiate Institute, founded in 1936 and delivering French Immersion Programs. South of the community is part of the North Toronto Collegiate Institute school zone. North Toronto CI is an excellent school that ranks around 42 over 739 high schools in Ontario.

Lawrence Park South has many excellent private and public schools. Inside the community, it is very peaceful and tranquil, where abundant shops and heavy traffic are on its periphery.
